Beyond flow rate, a water quality test is essential and should screen for coliform bacteria, nitrates, arsenic, and other contaminants that are regionally relevant. Well age and casing condition should be documented. The Michigan Department of Environment, Great Lakes, and Energy maintains well records that can be requested to establish drilling history.
Septic Systems: The Most Underinspected Major System
A standard home inspection does not include a septic inspection, and this is the most common gap in buyer due diligence for northern Michigan properties. Buyers should specifically ask whether the septic system was designed and permitted for the current number of bedrooms, as additions to seasonal properties sometimes exceed the original system’s approved capacity.
Ice Dam Damage and Roof History
Northern Michigan winters produce ice dam conditions along roof eaves that can cause significant water intrusion over time. The damage is not always visible during a summer inspection because the wet season has passed, but the evidence of it, including staining on interior ceiling surfaces near exterior walls, deteriorated insulation in attic spaces, and damaged fascia and soffit at the roofline, is present if the inspector knows to look for it.
Roof age and condition in a northern Michigan climate should be assessed by an inspector who understands the specific exposures involved: freeze-thaw cycles, heavy snow loads, ice dam formation, and the particular stress that lake-effect weather places on roofing materials. Dock decking, support structure, anchor systems, and electrical connections at the dock all require evaluation. The permit status of dock and shore protection structures should be confirmed through EGLE records. An unpermitted dock or seawall can become the new owner’s compliance obligation after closing, which is a cost and complication that is far easier to address before the transaction than after.

Boilers, furnaces, and radiant systems that have sat idle for months should be started and run through a full cycle as part of the inspection process. Propane and natural gas systems should be leak-tested. The adequacy of the heating system for year-round occupancy, if that is the buyer’s intention, should be specifically confirmed rather than assumed.
